Smooth Check in. Stayed in a two bed/2 bath unit. Unit clean but with somewhat worn carpets and standard only features. The kitchen was small but with a newer refrigerator, stove, and dishwasher. Older Microwave but worked well. Screened in porch a plus as bugs were heavy. Mattresses were hard as a rock or sagging. Poor sound insulation as we could hear footsteps in other units. Pool area with indoor/outdoor pool very nice and is a highlight of this resort. Also, a nice playground for kids but loaded with mosquitos. Limited activities but the crafts they did offer were nice and very reasonable. The kids loved painting pet rocks! The best thing about this resort by far is its location. You are situated right off the highway right between the White Mountains area and the Lakes region with numerous activities within an approx 30 min drive. Overall, a solid resort with no bells/whistles but a great location to explore NH.

Rate it a 7.5 increasing to 8.0 for location.

We would return.

Cold Spring Resort is a solid standard resort but one of the nicest standard resorts that I have visited. The resort consists of several areas or villages that are located near each other and a nicely appointed clubhouse with an exercise room, playground, indoor and outdoor pools. There is an adjacent Golf Course. The resort also held a few craft type activities. This is not a destination resort but rather a base for other activities.

I was located in a 2 bedroom 1 and 1/2 bath in the village of Reach. This unit overlooked the golf course and was within a 5-minute walk to the golf course's clubhouse. The rooms were plain and functional. Furniture and appliances were in excellent condition. There is nothing fancy here, vinyl bathroom floors instead of tile. Small bedrooms and bathrooms but clearly adequate. The unit was spotless and very well maintained.

I would rate this resort a solid 7. A score of 5 or average for the rooms, add one more point for the cleanliness of the unit and the friendly staff. Add one final point for the clubhouse and pools for a total score of 7.

Colds Springs location is excellent, being located in the center of the state off Interstate 93 in a quiet wooded setting. I definitely would return and as long as one is not expecting the trappings of a RID/Gold Crown or 5 star resort you should not be disappointed.

This is a lovely resort in the center of New Hampshire, ideally located in the Lakes region and close to the White Mountain region. We were there during a steamy heat wave (90-95 degrees plus)and long time owners repeatedly told us it was the first time in memory that it was this hot for the whole week. The units have no air conditioning- two fans were supplied and helped somewhat at night. I believe that normally one would not need fans at night but this was an unusual week. The unit was spotless-we had a two bedroom/sleep six. Only one bathroom. The kitchen was a work kitchen-but well supplied. Dining room easily sat six people. Nice deck with only two chairs overlooking woods.

There are two pools, one indoor and one outdoor-both very nice sizes and great for kids and adults alike. There was also a whirlpool/hot tub and a very small kiddy pool. A small but adequate playground for tots was available.

The people who work here are very nice and helpful. There is no maid service and if you have a unit with washer/dryer-you don't get towel or sheet exchanges so you must wash them yourselves. I would advise bringing your own beach towels as they are not supplied and the unit's bath towels are small.

There were lots of organized craft activities for children, it seems. There is a tennis court, but it wasn't used very much during the day due to the heat, but we did see people out there playing a little after 6 pm. Golf was the big sport here. We don't play but others said it was a terrific course. There was a wine and cheese get together on Monday evening which was just to meet people-not a sales pitch.

The welcoming book had a page where units were listed for sale at very reasonable cost but no pressure anywhere. We met several owners who have been coming here for 20-28 years and never exchange. The resort has a van and each day they take you to a destination-most were cancelled. I think people just wanted to take it easy and stay near the pool. We did go out one day joined by another couple to a few lovely towns, country stores, and a delightful lunch and some sightseeing-no charge except for our lunch.

We really enjoyed the area-a lot to do and the resort is convenient to many touristy places. Scenery is fantastic. The town of Ashland is a tiny place. There are several decent restaurants in the area and the resort has discount tickets for restaurants and tourist spots too. We found this resort to be a very relaxing place for all ages. It is not for people who want a night life or a party atmosphere. In the winter, it is convenient for skiing sites. I would rate Cold Spring about a 7.

This was an exchange I got for my husband and 5 of his friends for Bike Week in Laconia, NH, so this review is submitted sort of "second hand" as I actually didn't stay there, but hubby did. He said their unit (2 bedroom with loft) was very comfortable for 6, VERY clean, right on a golf course, and was one of the nicer exchanges we've ever made. Fully equipped kitchen, enabling one to prepare a full meal if desired. Unit was approximately 5 years old, and everything was in great working order. Staff was extremely friendly and helpful, no problems with check-in, and the only problem encountered (a screen on the skylight fell out) was repaired within hours.

Beautiful surroundings, apparently this is quite the area for canoeing, rafting, etc., but as they were on the Harley's, they really weren't looking for activites. A great relaxing resort for couples, it was very quiet and serene and probably would have bored teenagers to death. Tennis courts, playground for tikes, hot tub (indoor), sand volleyball court, basketball goal, indoor and outdoor pool, on-site restaurant (limited menu), saunas and movie check-out.

All in all he'd rate it at least a 7.5, maybe an 8 (not sure why it's previously been rated so low) and would like for the 2 of us to go back someday after the kids are grown & gone. I'd like to see it!

Our checkin went very smoothly and (too) quickly. This resort has several different buildings and room configurations. We were in the Lodge, unit L1D, which is a one-bedroom with a loft. The unit was clean and neat with everything working properly. It wasn't plush, but it was comfortable and had a great view looking out over the golf course and the White Mtns to the North/Northwest.

The kitchen was small but adequate. I won't go into the details because the RCI description was accurate. A couple of warnings - smoke detector goes off easily, all coffee mugs were NOT microwave safe and no salt, pepper or sugar was supplied. I realize this is minor but on some of our exchanges this has been present. Also, no regular dishwashing liquid or sponges/dish rag. So bring everything you think you will need.

Condition of buildings and the rest of the resort seemed to be in good repair. We frequented the exercise room, pool and whirlpool and these were all fine. They had reasonable activities for a small resort. Pool tables, ping-pong table, video games, craft and other activities for the kids as well as excursions for adults such as Sunday brunch, sleigh rides at Waterville Valley (30 min. away) and a few others. They have an outdoor pool and play area as well as golf and XC-skiing on site. No snowmobiles. I would say the resort is good for both couples as well as families although there were slightly more families during this visit probably because of the holiday week.

The closest restaraunts were about 15-20 minutes away. The closest convenience store about 7-10 mins. Easy access to I-93 with the closest ski areas about 30 minutes away.

The staff was relatively friendly. The biggest problem we encountered was the phones. BE AWARE of their phone charges. While there is no charge for a local call (except if it goes over 15 minutes) there is NO WARNING when you are making a long distance call. You do not have to dial "1" or the area code. It simply connects you and charges you without your knowing. Probably not a problem for regular calls, but for internet users - imagine my surpise when I checked out and was presented with an $85 phone bill. There was no mention or a warning to this affect at checkin for which I was greatly disappointed in the staff here.

For the facilities and the experience, I would probably rate this resort a 6-8 - 7.0. After the problem with the phone, I would drop the rating to 6 because I feel any critical information the resort does not tell you about, should affect their rating.

We went to Cold Spring on an II getaway. We enjoyed the location. It was about 20-25 minutes from the Waterville Valley Ski area. We used some of the amenities offered, including the onsite cross-country skiing. The trails were groomed, but not grooved, so it could be difficult for a novice. The common areas were very nice, but the unit itself was quite run down. The carpets were old, and the appliances were quite rickity. The fireplace was nice, and we used it each night. There were many arts and crafts activities offered, and a few excursions for adults and families. For a low priced getaway, we were very content. I would have been disappointed if this were an exchange.

We just got back from a few days in NH at the Cold Spring Resort. We were using a bonus week that expired soon when we booked it for just a get-away. What we got was a very nice, two bedroom unit with full kitchen and living room. The Unit had a fireplace and washer and dryer. I was quite surprised at how nice it was, as the reviews I had read put it down. The queen-size bed in the master bedroom was very, very soft, so we ended up sleeping in the 2nd bedroom on the very, very hard twin beds. We can't complain, we went up so my husband would cross country ski and he did two of the three days. One day was too cold and windy. The resort had quite a few outside amenities, which looked to be wonderful in the summer months. There were 11 miles of cross country skiing and maintained trails. It wasn't a gold crown, but it was fine.
10/20/99 - Date of Visit: 9/99

Cold Springs had a rather nice recreational complex (swimming pools exercise, etc.) but the units left a lot to be desired. Definitely needed a major upgrade. No A.C. and no ceiling fans. Screens in bad shape and could not lock the windows. Very few planned activities. Not convenient to area attractions. Very disappointed.
9/6/99 - Date of Visit: 7/98

This was one of the most disappointing trades we have ever made.  The furniture was in need of replacement.  The beds were like hammocks.  The screens were torn.  The only amenity was a golf course and our unit was a long way away.  Everthing else was a long drive away, restaurants, etc.  The staff was surly and not helpful.  The pools indoor and outdoor were a long walk away and they closed early.  Other guests we spoke with had the same impression.  We traded a gold crown resort in Mexico thru RCI and we feel cheated.
