> As far as control of a resort being out of the country, do you really think Marriott is going to close down a resort and screw all thier owners . Just becuase one person can't tell them what to do does not mean as a whole we couldn't make sure they did the right thing. This is NOT true with a resort in South Africa.

> Take a look at the thread up above regarding the Marriott Cypress Harbour special incentive sale. If you buy thru Marriott, there are no maintenance fees for two years. Now obviously, the expenses are not going to cease to exist, and someone has to pay them. It could be Marriott has just built these into the purchase price and will deduct a portion of the proceeds to be used for the maintenance before distributing the remainder. OR, it could be that Marriott will just have all the other owners pay the entire cost, in essence "screwing all their owners" by charging more than their true pro-rata cost. Did Marriott ask all the other owners there before making this offer? Will Marriott withdraw the offer if the owners there complain? I sincerely doubt it. This offer primarily benefits Marriott, which will be able to sell more (and generate the sales commission) making them more competitive with individual owners who are trying to sell (and who are unable to make the same offer unless they agree to sell thru Marriott and pay the commission).

> Keep in mind, I am not saying that Marriott is a bad system (I actually think its a great one, very possibly the best), just trying to make the point that individual timeshare owners really don't have any control, even at US resorts, and even though they are the owners, simply because the "power" is too dispersed. The management company rules.

> And as far as saying that collectively you can control Marriott, but "this is not true with a resort in South Africa", that's inaccurate. The South African resort owners have a vote the same as owners at Marriott.

My basic point is Marriott is a lot safer to own than a resort in South Africa. As far as the MCP deal, it's actually not that great. You can get then same price or less with almost 200k points which is worth more than the approx $1500 they are discounting. I agree Marriott is probably the best but certaionly not perfect. You just like to argue with me.
